Anton Ramelsberger is a top real estate agent. He sat down with Open House Journal to talk about how he applied his table-waiting skills to become the number one agent in the region.

Q: How did you  become the top agent in the Somerset Hills?

A: Everything I know about real estate I learned waiting tables.

Q: You mean, waiting tables at a restaurant?

A: Exactly. When I arrived in this country, it was the best job I could find. It gave me great preparation for my real estate career. In fact, I strongly recommend to anyone interested in working in real estate to first get training as a waiter.

Q: I think that would surprise most people. What did you learn about real estate as a waiter?

A: At first, you must listen and give people what they ask for. In the process, you must develop three things: multitasking, speed and trust.  

Q: I can understand the importance of multitasking and speed when waiting on groups of people seated at different tables. But how does "trust" factor into your equation?

A: Trust is the most important element, whether you are selling real estate or waiting on tables. When you first prove you are listening well to your customer's needs by delivering what they ask for--and have a speedy response--then you gain trust. They'll depend on you to give them sound advice. If they're looking for a home for their family or wanting recommendations for what to order for dinner, they need someone they can depend on for expert direction, knowledge and experience that meets their approval.

Q: Your experience has paid off handsomely. You must have gained a lot of trust.

A: I suppose that's true. At the restaurant, I got a lot of tips and regular customers requesting to be seated at my table. Today, they all know I'm selling real estate. They've been my most loyal referrals.

Q: You mean you stay in touch?

A: Of course! But now instead of waiting on their tables, I join them for dinner. And I pick up the tab.
